Our Project Delivery Process
At URB Design Build, Inc., we follow a structured and collaborative approach to ensure that every project is executed with precision, clarity, and efficiency. From initial analysis to final handover, we manage every phase with professionalism and attention to detail.
1. Due Diligence
We begin with thorough site visits, analysis, and surveys to assess existing conditions and issue a comprehensive Due Diligence Report.
2. Feasibility Report
We evaluate the feasibility of the client’s design intent in relation to actual site conditions, identifying opportunities and constraints early in the process.
3. Administrative Coordination
We manage communication and coordination with all relevant stakeholders—including local authorities, landlords, and property managers—to streamline administrative approvals and ensure compliance.
4. Preliminary Design Stage
Starting from the client’s design brief, we develop a Preliminary Design Package (APS), coordinating closely with the client through reviews and refinements.
5. Detailed Design Stage
Building on the approved preliminary design, we prepare a comprehensive Detailed Design Package (APD), including all necessary drawings, Scope of Work, and a Bill of Quantities for clear project understanding.
6. Tender Stage
We develop a full Tender Set to invite bids, coordinate with prospective contractors, analyze proposals, and assist the client in the selection and appointment process.
7. Shop Drawing Review
We work with selected contractors to review and approve shop drawings, ensuring that construction documentation is accurate and aligned with the design intent.
8. Site Management
Acting as the Local Architect, we coordinate on-site construction activities, including scheduling, site visits, progress reporting, and meeting documentation to maintain project timelines and quality standards.
9. Handover & Snagging
We coordinate the final stages of the project, prepare the Snag List, and follow up with all contractors to resolve outstanding issues and ensure a smooth handover.
10. Final Documentation
We compile a complete Final Project Folder for the client, including approved shop drawings, administrative records, handover materials, and all key project documents for future reference.
